Who Handles the Maintenance Calls (especially in the middle of the night)?

During normal business hours, your dedicated Property Manager will handle all of your property maintenance issues. If there is emergency after-hours service needed, we have a 24-hour emergency line that will page the Property Manager that is on-call. Often times, the emergency can be handled over the phone. If needed, we will promptly send our emergency response vendors to your home to make any needed repairs.

How much will my property rent for?

The amount your property will rent for depends on several factors; your neighborhood, the size of your home and the quality of your home. HCM Property Management will conduct a full rental analysis of your property and provide you with our opinion of the optimal rental rate for your investment property.

How quickly can you lease my property?

No one can tell you exactly how long it will take to rent your property because it depends on a lot of factors such as the amount of rent, time of the year, size of the property and condition. However, through our 34-Point Marketing System, HCM Property Management will ensure your property is advertised and correctly positioned to rent in the quickest possible time to the best possible tenant.

How do you qualify the tenants?

All potential tenants go through a thorough credit and background check including, but not limited to: credit application, credit report, social security number verification, sex offender database, prior eviction records, prior landlord reference and employment verification. A complete background check will help to ensure that your paying tenant remains longer in your rental property.

What if my tenant doesn’t pay?

This is a rare occurrence because HCM Property Management thoroughly screens the tenants, but we will facilitate all legal action through our legal resources in accordance with California Law. We always strive to keep the tenants if possible, quickly remove them if we can’t keep them current and then quickly get your property rented to a paying tenant.

Also, Should any of the tenants we place in your property break their lease for any reason, we guarantee free tenant replacement at no additional cost.

What are your Property Management Fees?

Our standard full service Property Management Fees are a low fixed rate of $99 per month for single family homes, condo’s and town-homes. There are no set-up fees and no fees while your property is vacant. We only earn our Property Management fees when we are collecting rent from your tenants. How do you do this for only $99/month?

Our goal is to have our clients keep as much of their rental income as possible. Through our technology and staff efficiency, we are able to provide FULL SERVICE property management at a very affordable price. Make no mistake, our low monthly fee does NOT mean discounted services. You will receive the best-in-class service and keep more of your hard earned rental income.

Can we cancel our Property Management agreement at any time?

We want to make sure you are completely satisfied with our level of service and commitment so we will not lock you into long term contracts. Our contracts may be cancelled at any time with 30 days written notice. (Although we are certain you WILL be satisfied with our level of service!)

Who pays the utilities on the rental property?

Generally we require the tenants to pay all utilities on the property. Obviously, there are some exceptions, but we ensure the utilities are placed in the tenants name prior to move-in. The owner will generally pay for any landscaping or pool cleaning expenses.

Will HCM Property Management pay the property expenses?

Yes. Bill Pay is included with our full service property management. We will pay all of your related property expenses including Mortgage, Association, Gardeners and any other vendors that conduct work on the property. You will receive an owner’s statement each month detailing all rents received and expenses paid on the property.

When will I receive my rental funds?

Rental income is generally processed on the 5th of each month. Your rental income will be electronically deposited into your bank account and you will receive an itemized Owners Report detailing all income and expenses on your property. The reports are also available through the Owner’s Portal on our website.

What types of properties do you manage?

We manage single family homes (houses, town-homes, and condos) and small multi-unit properties up to 50 units in all of Orange County.
